How I Cost My Services & The Packages I Offer

Every project is unique. I will provide you with a bespoke cost based on your project needs.
I offer a free design consultation where we can meet and discuss your project.

I will spend more time on your project than most of my competitors. I pride myself on always producing highly detailed & thorough designs and drawings. For you, this results in designs and drawings that are easy for everyone to understand and quantify. This means you will be in the know at all times and your builder will know exactly what they need to be doing meaning less costly delays and more accurate prices.

I will endeavor to solve your problems and design you a home creatively, but importantly get things right the first time round. This is your money and home we are talking about here! I measure twice and cut once, ensuring your finances and home are well looked after.

I always offer a top quality service with regular and clear communication, ensuring you are kept in the loop at all times. With me, you'll never be left wondering!

Because of this, I will openly admit I can't compete on price alone. I charge a fair price for the highly skilled work I produce. If you want cheap work (that you'll likely pay twice for) I'm not the guy for you. My approach to your project ensures you receive significant long term value, not just during our time together but long after your project is finished.

Please note that I am not VAT registered and I happily pass this rather large saving onto you!

Everything I produce for you and your project will be clear and easy to understand. No fancy smancy architecture jargon that nobody understands!

I provide two packages for you to choose from, depending on what you need from me. I also offer a number of extras that you can choose from, allowing you to pick and mix.

The Silver Package

Fixed fee for design and drawing service only

Great value for money if you are familiar with the construction process.
This service includes my free initial consultation.
A fully detailed set of drawings up to Building Warrant stage (also includes Planning permission drawings where required), including technical design and specification. Ample information for a competent builder to work from.
Technical design; developing the initial concept designs into a set of working drawings that can be used for council applications, costing and construction.
Includes preparation and submission of Planning and Building Warrant / regulations packages to local authorities. I will also manage the application process on your behalf.
'Black and white' 2D drawings only.
One design option only. You should have a clear vision of what you want to get the most value from the Silver Package.
A limited number of design changes.
I will organise quotes and co-ordinate with other vital professionals such as structural engineers and other specialists.

Does not include a digital 3D model of your project to help visualise your project in greater detail. This can be added as an optional extra.
Does not include any Party Wall Act notices and assistance. Only basic guidance can be offered in the Silver Package.
Does not include obtaining prices from builders, any associated negotiations, site meetings, inspections etc.
You will need to manage the costs and construction process on-site.

The Gold Package

This service offers full design and project management construction delivery with a reputable local builder.

This package gives you the best value for your money. I will be on hand throughout your entire project which will save you time, money and stress.
My free initial consultation is included in the Gold Package.
I don't charge you based on the cost of construction. This is an outdated way of charging clients and I think this is unfair. Instead, I charge you based on the time and resources it will take to complete your project.
I feel that basing my fee off of time and resources needed is the fairest and most transparent way for both of us.
You will get a fully detailed set of drawings and specification.
A full set of 3D computer renderings to help with visualising your project during the design stages.
Up to three design changes are included in your fee to help you see alternative design options and really get a feel for what is possible for your project.
I will arrange and organise quotes from local reputable builders (the Tender stage) and co-ordinate all other professionals for your project including but not limited to structural engineers, surveyors etc.
The appointment of your builder and use of an industry standard building contract.
I will manage and control the costs.
I will keep a full set of records for your project including all changes made, payments etc.
I will carry out the required site visits and meetings for you and your project.
The above ensures that a minimum amount of involvement is needed from you until your project is completed.

Add-On Extras

Below is a list of optional extras you can choose from, ensuring you get the exact help you need.

A full set of 3D computer renderings to help with visualising your project during the design stages.*
A series of quick digital sketches to help you visualise your project at the earliest stage. This is a great option if you are unsure about your options and want to get some design ideas before comiting to a fully designed project.
Colour and 3D images - separate from computer renderings - to help visualise specific elements of your project such. Ideal for more complex projects.
Additional design options to provide you with more alternatives, helping you decide the best option before you commit to a final design.
Site meetings, inspections and project management with builders.*
An hourly rate for any additional / occasional services you may require which are outside the agreed scope of work and original quote.
